Suresh Bharani

Suresh Bharani

Founder

Two decades of experience. One uncompromising standard. Since founding Khushi Housing in 2004, Suresh Bharani has built deep, lasting relationships with some of Gurugram's most respected developers, including DLF, Emaar, M3M and Godrej. His approach to real estate is grounded in experience, transparency and attention to detail — understanding what a client truly needs, and making sure the journey from selection to closure is handled with the same care as the decision itself.

Summit Jadwani

Summit Jadwani

Co-Founder

A long-term view of real estate. And of relationships. Since co-founding Khushi Housing in 2004, Summit Jadwani has helped shape the company's client-first philosophy and its relationships with leading developers across Gurugram. His belief is simple: good advice is not about making every sale. It is about making the right recommendation — with honesty, clarity and a perspective that extends well beyond the transaction.

Two decades. One city. A commitment to doing real estate differently.

Suresh Bharani and Summit Jadwani when the company started
Suresh Bharani and Summit Jadwani built Khushi on a simple belief — that real estate is ultimately about trust. For over 20 years, that belief has shaped how we work across Gurugram.

The practice

Two decades in Delhi NCR real estate taught the group one thing worth building a business on: the hard part of a transaction is not finding the building. It is knowing what a rate really means, what the paperwork is hiding, and whether the space still works in year five.

So we track rents and absorption micro-market by micro-market rather than quoting portal averages, decline mandates we cannot represent honestly, and stay on a transaction through diligence, documentation and handover.

Khushi Realty Group is the commercial real estate arm of Khushi Housing Solutions. Commercial is the whole of our mandate. Residential requirements are handled by Khushi Housing Solutions, not here.

What we stand for

Four positions we do not trade away.

Every firm claims integrity. These are the specific things we do because of it — and the specific business we turn down.

A mandate we take on is one we can defend to the person buying it. That means saying when an asset does not clear your hurdle rate, when a rent is being quoted above what the micro-market has actually transacted, and when the answer to the question you asked is no. Turning down the fee is the part that earns the next one.

Rent growth, vacancy, escalation, exit cap rate — every assumption behind a recommendation is written down and handed over with it. Portal averages tell you almost nothing about a specific building on a specific stretch, so we share the transacted evidence instead and let you argue with it.

Most commercial property search begins with a portal and ends in a spreadsheet of options nobody has visited. We work the other way round — understand what the business is trying to do, then bring the three or four addresses that actually serve it, each with a reason for being on the list.

Offices, retail and high street, industrial and warehousing, and commercial land. That is the whole of what this desk does. Residential requirements go to Khushi Housing Solutions, where they get a team that does nothing else — a referral costs you nothing and gets you the right specialist.

How it runs

From the first call to the keys.

Four stages, in this order. The order is the point — most of what goes wrong in a commercial transaction goes wrong because someone skipped to stage two.

  1. The brief

We start with the business case — headcount, use, timeline, what the space has to do and what it must not cost. No addresses are discussed in the first conversation.

  2. The shortlist

Three or four buildings, each with the reason it is on the list and the reason others were left off. Every one has been seen. Every rate quoted is one we have evidence for.

  3. Diligence

Title, RERA status, encumbrance, approvals, occupancy certificate, society transfer. Each of these has stalled a transaction we have seen, so they run in parallel against a dated schedule and escalate early.

  4. Handover

Documentation, registration and transfer through to possession, with a single point of accountability who does not change halfway.

Where we are

Clients

Transactions, in their words.

I was looking at three buildings on the Extension and being quoted three different area bases without anyone saying so. They normalised the numbers, showed me the working, and the floor I ended up buying at Emaar India Business Centre was not the one I walked in wanting. It was the right one.
Gaurav Sabharwal
What I asked for was the evidence behind the rate, not a brochure. They had the transacted comparables for the stretch and were straight about what the Emaar India Business Centre floor would and would not do on exit. Diligence ran to a dated schedule and closed on it.
Gaurav Marya
They shortlisted four floors instead of forty, and every one of them was worth seeing. We signed in six weeks.
