Dwarka Expressway commercial: the corridor that priced in patience
Super Admin · 9 August 2026
What the delay actually did
The corridor spent years as a promise, and pricing reflected it. Owners who entered during that period bought a land basis set by uncertainty rather than by connectivity, which is the whole of the return story on this stretch.
The drive time is the asset
The argument for the Expressway was never the buildings — it is that an office here reaches the airport and the Delhi border faster than one on a congested in-city stretch. Once that became demonstrable rather than promised, the occupier conversation changed.
Where the stock is thin
Retail and F&B provision has lagged the office and residential delivery. An occupier taking a floor here should check what is actually operational within walking distance, not what is on a masterplan.
How to underwrite it now
The entry discount has narrowed. If your case still depends on it, price the exit against delivered comparables on the corridor rather than against the Golf Course Road benchmark.
