How to read a RERA registration before you commit

The number proves registration, not much else

A RERA number confirms the project is registered. It does not confirm the promoter is meeting the declared timeline, that approvals are current, or that the specific unit you are buying is part of the registered phase.

What to pull from the portal

Check the declared completion date against what you have been told verbally. Check quarterly progress filings. Check whether there are complaints filed against the promoter.

Phase mismatches

A common issue: the project is registered but your tower is in a later phase with a separate registration that has not been granted yet.
